There were two major building programs at Yale University; the first after World
War I, the second after World War II. Buildings erected during both these periods
were badly in need of maintenance -- over a billion dollars worth of deferred maintenance
in areas such as elevators, electrical, security, plumbing, fire protection and the
building exterior. A nationally recognized construction firm identified and prioritized
the needed maintenance and RPM Systems created a Microsoft Project-driven database
application that planned and tracked the completion of deferred maintenance based
on priority, with life safety issues such as fire protection having the highest priority.
